About these terms

AreaPulse is a free UK postcode area intelligence site. By using it you agree to these terms. If you don’t agree, please don’t use the site.

Everything on AreaPulse is for general information only. It is not legal, financial, surveying, medical, or other professional advice, and it is not meant to be the sole basis for a buying, renting, lending, or safety-critical decision.

The information on this site

Provided “as is”. Reports combine aggregated statistics from publicly available and licensed sources. We don’t guarantee that every figure is accurate, complete, or current. Upstream sources update on different cycles; some areas will have gaps; maps and scores are models and summaries, not surveys of a specific property.

Check the source. For anything that matters, verify against the original publisher, a solicitor, surveyor, lender, or other appropriate professional. Our About & methodology page explains what scores are meant to capture.

Intellectual property & open data

Most public-sector statistics appear under the Open Government Licence v3.0. OpenStreetMap content is used under the Open Database Licence. Ofcom and other providers may set additional attribution or use conditions, which we surface in the relevant report sections.

The AreaPulse site design, original copy, scoring presentation, and branding are ours. You may view and share pages for personal, non-commercial browsing. Please don’t scrape, bulk-extract, mirror, or pass off the site or our original content as your own product. That does not stop you fetching the same public data from its original publishers under their licences.

Advertising & third-party links

The site may display Google AdSense ads and may link to third-party sites (for example maps, Ofsted, or property portals). We don’t control those services. Their own terms and privacy policies apply when you use them.

Acceptable use

• Don’t run bulk scrapers, bots, or harvest AreaPulse at scale.
• Don’t attempt to disrupt, overload, or bypass security on the site.
• Don’t use the site for anything unlawful.

Our liability

To the fullest extent permitted by law, we are not liable for loss or damage arising from your use of (or inability to use) the site, or from relying on information on it.

Nothing in these terms excludes or limits liability that cannot legally be excluded - including for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

Changes

We may change the site or these terms from time to time. The “Last updated” date above shows the current version. Continued use means you accept the terms then in force.

Governing law

These terms, and any dispute about them or the site, are governed by the law of England and Wales. If you are a consumer, that does not affect any right you have to bring proceedings in the courts of the part of the UK where you live.
